At the City of Irving, the goal is to ensure that every construction project—whether it’s a new home, an addition or a remodel—meets safety standards, complies with local codes and enhances the quality of life for residents.

Residential Permit Applications

Building permits are required to erect, enlarge, alter, move, demolish or repair a structure in the City of Irving. Use the City of Irving’s online permit portal, MGO to apply for a permit. Refer to the Online Portal Tips page for instructions on how to create an account and use the platform.

What is needed for a permit?

If the homeowner is planning to do the work themselves, the homeowner must have a homestead exemption filed with the Dallas Central Appraisal District before applying for a residential permit, except roof permits.
For most permits, a plan showing the proposed changes is required; for more information, see the residential brochure .
The following do not need any plans:
Demolitions (without build-backs)
Electrical
Mechanical/HVAC
Plumbing
Water heater
Reroofing

Permits are not required for cosmetic work such as painting, carpeting and cabinetry, nor is it required for replacing fixtures or appliances, except water heaters, at existing connections.
